The Lichfield site was a complete remodelling and fast fit out project which DWP commissioned RI to complete at very short notice, due to a committed moving out date from their existing premises.
Given the leasing deadlines, and requirement for DWP to re-locate to this new site, the pre-construction lead in period was less than 3 weeks whilst the completion date remained fixed, RIL proposed a reduced programme to ensure a successful outcome. The scope of works was split into two phases. Phase one was a full strip out of all existing fixtured fittings, M&E and ceilings. Phase two comprised of a full refurbishment with works including; groundworks to form new tarmac pathways; installation of new suspended ceilings throughout; construction of new 60-minute fire rated walls; redecoration of all walls and joinery items.
Given this extremely challenging short lead-in period, agile mobilisation was critical to meet the fixed completion date. This was facilitated through a dedicated RI account team and extended supply chain partners contracted to the account through initial planning. Whilst RI remain highly cognisant with retail industry practice, where speed to market is critical, RI are used to operating at a fast pace. Familiar with working within live environments as well, this project was located within a residential area, so programme planning had to cater for restricted hours imposed on noisy works.
