The Brief
The aspiration for this fit out was to deliver a relaxed and homely office space zoned to create several different functioning spaces whilst remaining light and open, to create a calming atmosphere. The overarching vision was to deliver a low embodied carbon fit out that championed modularity, and placed health and wellbeing at the center of the design, demonstrated by its targeted Fitwel certification (still pending). This was complemented by adhering to SKA criteria, a set of sustainable good practice measures for fit out projects (certification pending) and whole life carbon assessments.
The Project
The design scheme had been developed, with planning approvals in place prior to our engagement. Our role began at the pre-construction phase, where we undertook detailed site surveys to verify measurements and reconcile the proposed design with on-site realities. This proactive approach allowed us to highlight discrepancies and adapt technical construction details accordingly. Crucial for integrating the partition system around existing M&E infrastructure, which was key for the projects end of life ambitions so that the client may effectively take their fit out with them wherever they may move to in the future, avoiding end of life waste. Whilst we were already proud of this project, the icing on the cake, is that it has been shortlisted for the UK Fit Out Awards 2025, and ‘Highly Commended’ within the Pagabo Excellence Awards.
Sustainable finishes including natural clay plaster, acoustic wood wool panels, healthy, low VOC paints and Organoid organic wall coverings (made from natural materials such as hay, fragrant flower petals and moss on natural flax backing – and produced in a climate neutral plant), all supported the project’s low carbon objectives.
Wellbeing comes first
Acoustic quality and occupant wellbeing were prioritised through ceiling baffles, sustainable insulation, and light-filled spaces.
Additional scope included sustainable FF&E procurement, selected to meet SKA benchmarks, and bespoke joinery finished with timber Terazzo countertops (made from unavoidable timber waste, in a factory that’s 100% powered by renewables).
